We use the power of the internet to advertise vacant properties and get new tenants placed quickly so that your investment can make you money.  We handle lease signings and lease enforcement.  And always follow State & Federal laws so that you are well protected.

Maintenance

We take care of all maintenance issues and will cater to your specific situation.  If you want to save money and go knock out a simple repair yourself... no problem!  Or if you want to forget about it and let us take care of the repair... no problem!  Maintenance is not a problem for us!

Low Turnover

Turnover can be your single largest expense: lost rent, make readies, increased insurance costs, vandalism, stress, etc, etc.  We have been very successful at minimizing turnover through preventive maintenance, working through non-payments to avoid evictions, multi-year leases with escalation clauses, and many other "tricks of the trade" that we have learned over the past 20 years.

Tenant Screening

Every applicant is thoroughly and individually screened using advanced skip tracing technology that includes income verification, employment history, rental history, eviction history, criminal background, credit reporting, and personal references.

Inspections

We complete preventive maintenance inspections to ensure that your investment will continue to appreciate in value.  You receive a detailed inspection report with photos.  We also encourage owners to pay an extra $75 for more frequent inspections on a case-by-case basis.

Evictions

We don't get paid unless you get paid.  We are experts in the SC Landlord Tenant Act and know the law very well, so we know how to use the law to make sure that tenants that don't pay don't stay!

We love technology and use it to make our services better and cheaper for our clients.  The real estate industry is full of innovative apps and back-end processes and we embrace harnessing this emerging power to help our clients and tenants.
